The property is within the LaGrange city limits on the north side of the city. This provides easy access to restaurants, a new brew pub, entertainment at Sweetland Amphitheater, The Thread greenway and the growing number of other quality-of-life opportunities that are found in the city and Troup County.
Highland Country Club is adjacent to the property.
The entire northern side of the tract is adjacent to West Point Lake and the U. S. Corps of Engineers' lakefront boundary.
There are also two interior lakes on the property.
The tract has just under a mile and a half of frontage on Mooty Bridge Road/State Highway 219.
With a woods road running a ridge northwest/southeast the length of the tract, the property has rolling topography that lends itself to development.
The Thread, LaGrange's 29-mile green-way project, is planned to connect with the southern boundary of the tract. This will offer greenway access directly to this property.
The property is currently undeveloped and in mostly mature timber. The tract has a good interior woods road system for evaluation purposes. As the tract lays within the city limits, utilities and services are available.
